Terms of Service

Effective 6 September 2026 · Last updated 6 September 2026

The short version. The free guide is yours to share with anyone. The paid book and worksheets are for you personally — please don't redistribute or resell them. Everything here is educational, not advice, and nothing on this site makes me your real estate agent. If the book isn't worth what you paid, tell me within 30 days and I'll refund it.

Who you're dealing with

This site is operated by Brian Williams, a licensed real estate broker in the State of Oregon (License #201258482), affiliated with Move Real Estate (Firm License #201227948), Portland, Oregon. Contact: brianw@moverealestate.org.

By using this site, downloading the free guide, or buying the book, you agree to these terms. If you don't agree with them, please don't use the site.

What you can do with the free guide

Mortgage Ready is free, and I mean it. Send it to anyone you like — your partner, a friend who's house-hunting, a coworker, your whole office. Post the link. Print it. You don't need my permission and you don't need to credit me, though I'd appreciate you sending people to the site rather than passing the file around, so they can ask me questions.

The one thing you can't do is sell it, or present it as your own work.

What you can do with the paid book

Buying Nobody Told Me That gives you a personal, non-transferable licence to read it, print it for your own use, and fill in the worksheets as many times as you want, forever. Household members are fine — a couple buying a house together obviously shares one copy.

What it doesn't include:

Brief quotations in a review or a post are fine and always have been. Copyright © 2026 Brian Williams, all rights reserved.

Payment, delivery, and refunds

Purchases are processed by Payhip, who act as merchant of record. Your payment details are handled entirely by them and never reach this site. Payhip's own terms apply to the transaction itself, including how sales tax and VAT are collected.

Files are delivered immediately after payment. Updates to the book are free for as long as I keep publishing it.

The refund

Thirty days, no questions, no form. Reply to your receipt and tell me you want a refund and you'll get one. You don't have to justify it and I won't try to talk you out of it. Keep the worksheets either way.

After thirty days I'd still rather hear from you than have you feel stuck. Email me.

The 15-minute call

Buying the book includes a 15-minute buyer strategy call with me, subject to my availability. It's a conversation, not a service contract. Two things worth being explicit about:

This is education, not advice

The book, the free guide, the calculator on the home page, the worksheets, and anything I say on a call are educational. They are not legal, tax, or financial advice, not an appraisal, not a loan approval, not a commitment to lend, and not an offer or solicitation of credit. I am not currently a licensed mortgage loan originator, and I receive no compensation from any lender for anything published here.

Every figure is an illustration. Loan programs, guidelines, rates, and costs change constantly and vary by lender, state, county, and borrower. The only numbers that count are the ones on your own Loan Estimate and Closing Disclosure. Before making decisions, talk to a licensed mortgage loan originator, a real estate professional in your market, and where appropriate an attorney or tax professional.

The calculator produces estimates from national averages and Portland-area inspection pricing. It doesn't know your credit, your county's tax rate, or your lender's fee sheet. Treat it as a planning tool, not a quote.

Fair Housing

⌂All real estate activity described here is subject to the Federal Fair Housing Act. I do not and will not steer buyers toward or away from any neighborhood based on race, color, religion, sex, disability, familial status, national origin, or any other protected class.

Using the site

Please don't attempt to break into it, scrape it wholesale, overload it, or use it to send anyone spam. I may link to other sites; I don't control them and I'm not responsible for what's on them.

I try to keep the site available and accurate, but I can't promise it will be uninterrupted or error-free. I may change or remove content at any time.

Limits

To the fullest extent the law allows, my total liability to you for anything connected with this site, the free guide, the book, the worksheets, or the call is limited to the amount you actually paid me — which for most people is either nineteen dollars or nothing.

I'm not liable for indirect or consequential losses: a deal that fell through, a rate that moved, a house you didn't get. Buying a home involves real risk and real money, and the decisions are yours to make with your own professionals.

Some jurisdictions don't allow certain limitations, so parts of this may not apply to you.

Governing law

These terms are governed by the laws of the State of Oregon, and any dispute belongs in the state or federal courts located in Multnomah County, Oregon.

Changes

If I change these terms I'll update the date at the top. Continuing to use the site after that means you accept the change. Changes don't apply retroactively to a purchase you've already made.
